Mr. Ripple:

This email is to inform you that Peggy McDonald, Ivar Halverson, and Karl Kassel are in receipt of your Notice of Liability sent by you on August 16, 2018. The Borough is specifically communicating that it rejects any claims that you do not owe taxes. The Borough also specifically rejects your claims that you are still the record owner of Lot 3 Block 1 McCloud Subdivision. In order to return the property back to your ownership, all delinquent taxes, penalties, and interest and costs of foreclosure must be paid before 5:00 p.m., Friday, August 24, 2018.

Payment of $17,489.60 must be made by money order, certified check, cash or credit card. A personal or business check, e-check, or e-box payment will not be accepted. As per FNSBC 8.04.160 Taxes, penalties, interest and other charges under this code for real property assessments shall be paid to the borough in lawful money of the United States. The chief financial officer is not required to accept coins in any amount larger than $10.00 for payment of taxes and other charges. Under this authority, the Borough does not accept coins in any amount larger than $10.00 for the payment of taxes and other charges.

If full payment is not received by the August 24, 2018, 5:00 pm deadline, the property will be made available for sale at the tax foreclosure sale on August 25, 2018, beginning at noon. If the property is sold, your rights to repurchase this property will be permanently lost.

For your information, I have attached a copy of the letter sent to you on April 23, 2018 informing you of fees and actions for properties when taxes are not paid by tax deed deadline of May 25, 2018.

Please be advised that the deadline to pay all years taxes is August 24, 2018, prior to 5:00 pm. If payment of $17,489.60 is not received, the property, Lot 3 Block 1, Mccloud Subdivision, located at 3770 Errol Ave, will be offered for sale. As the former record owner, you have the right to repurchase the property by paying all delinquent years taxes, interest, penalties and costs of foreclosure. If taxes remain unpaid after 5:00 pm on August 24th, and the property sells, the new owner may request you to vacate the property. If this property does not sell, and remains in the Borough’s ownership, the Borough will issue a notice to quit requiring you to vacate the property and to include the removal of all personal property.

I have provided below a breakdown of taxes by year. The total amount due for all delinquent taxes on this property is $17,489.60.
